Office rent is quoted in dollars per rentable square foot per year. Rentable square feet include a share of common areas (the load factor), so two suites with the same usable area can carry different rentable sizes and costs.

The terms that change what you really pay

  • Escalations: annual increases (commonly a fixed percentage) compound over the term — model the whole lease, not year one.
  • Tenant improvement allowance: landlord dollars for your build-out. More term and stronger credit generally mean more TI.
  • Free rent: months of abated rent, typically tied to term length; confirm whether operating expenses are also abated.
  • Operating-expense caps and audit rights:protection against runaway pass-throughs on full-service and NNN leases.
  • Parking: ratio, reserved spaces and monthly charges — often a major cost downtown and usually free in suburban Hwy 280 parks.
  • Options: renewal, expansion (ROFO/ROFR), contraction and early termination keep the lease aligned with your business.
